Do Open Houses Help Agent Find Buyers?
Open houses are a great way to bring excitment to your home. GETTING people to the open house is the most important part of the open house, and they should be marketed on every website possible such as the MLS, KSL Classifieds, Craigslist, walking around the neighborhood and telling people about the open house, and the house and yard should really have a POP factor with colors and flags and balloons and a big open house sign. Also make sure there are directional signs on every corner... some agent prefer to put up 2 on each corner for an additional kick.
While open houses may not bring a buyer to the table, the reason they're a great marketing tool is because neighbors can come through the house and see what the house has to offer... please love telling other people about real estate, and word of mouth is HUGE in the real estate industry.
When having an open house it is important your home is staged correctly; which may mean removing personal touches to the home so buyers can really invision themselves living in the home. Also, removing clutter... often times buyers can't see passed the clutter and will end with them spending less time in the home. We want them to feel comfortable in the house, and we want them to picture their belongings in the home. Having soft music playing when doing the open house makes people feel warm and comfortable and will have the end result of them spending more time. Baking cookies is another great tool to do for your open house... the smell of baking cookies along with the soft music will make potential buyers feel at ease and again will prolong their visit.
Make sure you always have flyers at an open house, it's important people have something to jog their memory so when they tell loved ones they can show the flyer and really help friends and family see and understand their excitement. Without a flyer the chances are they will forget about the home which will mean forgetting about bringing you an offer.
