How do I know if my Realtor is doing a good job?

*Ask him or her for a weekly update of things she has done to market the house.  


*Your agent needs to be very honest with you if there are changes that can be made to help show your home better, or if there are repairs that you know need to be done; as many home buyers do not want to walk into a problem it's very important that you listen carefully to your agent and that you have a relationship where they can be honest with you, and you trust them enough to do said recommendations.


*Also, check where they're doing their marketing.  Marketing is HUGE in the real estate business, and they're only marketing on the MLS, your house is not getting as much exposure as if they were marketing on several real estate websites.


*Ask your agent for 3 close comps, see how your house compares to the houses and if there is anything you can do to beat the competition. 

*Have an open house... these many times wont bring the buyer to your house, but it does give the neighbors a chance to go through your home and as we all know, word of mouth is HUGE


*If you're not getting showings, or you're getting a ton of showings that generally means your house is priced too high, you may want to ask your agent to pull up more comps with supporting price to lower list price as needed.


*Be sure your agent is calling the agents who have shown your property and get feedback, they can also give advice of why your house is still on the market and what changes you can make to help it show better.


make sure ypu do your due diligence on your agent; you're going to want to be sure you have someone knowledgeable, trustworthy, and knows the area you're looking to buy or sell well.  Finding an agent who has been in the business a number of years, or who are part of a team are good signs of a knowledgeable realtor.
